The short version: this website describes how we buy houses. Nothing here is a binding offer until you and we both sign a written purchase agreement. We are the buyer — not your agent, lawyer or advisor.
1. Who we are
calinewhomes.com is operated by DB1 Investment LLC, 3277 S White Rd No 402, San Jose, CA 95148 (“we”, “us”). By using this website you agree to these terms. If you do not agree, please do not use the site.
2. We are a buyer, not a service
We buy houses as principals, with our own funds, for our own portfolio. We do not act as your real estate agent or broker, attorney, tax advisor, lender, loan servicer, or or foreclosure consultant. Our interests as a buyer are not the same as yours as a seller. You are free to consult a licensed real estate agent, attorney, tax advisor or anyone you trust before accepting any offer, and we encourage it.
3. Offers and estimates
- Figures on this site, in a call, a text or an email — including offers, estimates, timelines, repair costs and comparisons with listing on the market — are good-faith estimates, not guarantees and not appraisals.
- No offer is binding until a written purchase agreement is signed by both parties. Only that agreement sets the price and terms.
- Timelines such as “72 hours to a written offer” are our usual practice, not a promise for every property.
- Every purchase closes through an independent escrow company. We never ask you to send us money, and we never ask you to sign over a deed outside escrow.
- Where California law gives you a right to cancel a contract, we will tell you about that right in writing and honor it.
4. Information on this site
General information on this site, including anything about taxes, probate, trusts or tenants, is for general education only. It is not legal, tax or financial advice and may not fit your situation. Laws change; please confirm anything important with a qualified professional.
5. Communications
If you submit our form and check the consent box, you agree that we may contact you about your property by phone, text and email as described there. Consent is not a condition of any sale. You can opt out at any time by replying STOP to a text or telling us by phone or email. See our Privacy Policy.
6. Using this website
Please use the site only for lawful purposes. Do not submit information about a property you have no connection to, impersonate someone else, send automated or bulk submissions, or try to interfere with the site's security. The text, photos and design on this site belong to DB1 Investment LLC; the photos show houses we bought.
7. Disclaimers and limitation of liability
The website is provided “as is”. To the fullest extent the law allows, we disclaim implied warranties about the website and are not liable for indirect or consequential damages arising from its use. Nothing in these terms limits any right you have under law that cannot be waived, or our obligations under a signed purchase agreement.
8. Governing law
These terms are governed by the laws of the State of California. Any dispute about this website will be handled in the state or federal courts located in Santa Clara County, California, unless a signed agreement between us says otherwise.
